Week: $2500 plus tax Children under age 3 free Rate includes up to 16 people Extra guests: $20 per person per night Sleeping arrangements for up to 21 Includes 6 bedrooms, 3 baths King Bed w/bathroom, Four Queen beds, One Double Bed, Two Twin Bunk Beds, plus One Trundle, Hide-A-Bed, Futon & Couches. Two living Rooms, Large Country Kitchen plus a Second Kitchen! You may choose to reserve the complete Ranch House or just the East or West Wing! Policies: *To Reserve: Please call us at 573-269-4544 or email us to schedule dates,
length of stay or if you have any questions. A deposit of 50% is required to book your stay. The balance due two (2) weeks prior to arrival.
Make a payment: Send a check payable to Koinania, 1231 County Road 66, Black, MO 63625.
Last minute reservations (less than 2 weeks): Pay in cash at arrival.
*Security Deposit required of $300 (not taxed) needs to be paid at time of reservation *Pets permitted: Must be well behaved and house broken (not under 1 yr old), leashed, cannot be left while you are gone sightseeing. Outdoor messes must be cleaned up, Extra cleaning fees may be required. Pet Rate: $10 per pet per night plus tax, limit 2 dogs. *Camping: Tents, RV's and campers permitted only with rental of unit. See costs here. *Cancellations: We understand that plans sometimes must be changed however, we have reserved time just for you telling all other guests that it's already booked, so to cancel
we must have advance notice: * 14 days or less prior to arrival: Deposit of 1/2 paid will NOT be refunded. We will, however,
make an effort to reschedule you for another available time. * 15-30 days prior to arrival: Deposit refunded less a $50 cancellation fee.
* 31 days and more: Full refund
*Check-in is at 4 p.m. - *Check-out is at 11 a.m. Call about earlier or later times availability.
